"In a hole in the ground there lived a Hobbit."
During his time at Oxford, Tolkien wrote many things. But he is most famous for this phrase, "there lived a Hobbit". From what this writer can gather, this was written between 1925, when he was teaching at Oxford, and 1937, but no one knows the exact date.

The Hobbit
After several years, Tolkien had finally finished it. In Sept. of 1937, Hobbit was released. The publisher liked the story so much that he asked for a sequel. But it took a little over a decade for it to come out.

Lord of the Rings
Finally the sequel came out. The reason lord of the rings came out so long after the hobbit is because Tolkien wanted it perfect. He would leave the books months at a time because he saw history inconsistencies in the story, which made the world so much more realistic. The next two books would follow the story the next year.
